In November 2023, the VAT regulations changed. Until then, for a residence of up to 200 sqm you paid 5% VAT, and 19% VAT proportionally for the square meters exceeding 200 sqm.
Now, 5% VAT applies up to 130 sqm or €350,000, 19% VAT proportionally applies up to 190 sqm or €475,000 and above that the entire purchase amount is subject to 19% VAT.
At Courtyard, until June 2026, the previous transitional provision applies, because the building permit was issued before November 2023.
For example, a 3-bedroom apartment with 145 sqm of internal area, plus 41 sqm of covered balconies, priced at €500,000, benefits from €70,000 in reduced VAT.
